Design Build
We believe the best avenue for a project to attain success is through the “Design / Build” delivery method. The reason is that D/B allows the contractor to participate and have input during the design phase in a “pro-active” manner. Traditional “Design – Bid – Build” delivery is more “reactive” as builders are brought in after design is complete and in most cases, the budget and / or schedule is unacceptable.

The Design - Build Process
Part 1 - Preliminary Design & Budgeting
• Provide a preliminary evaluation of the Client’s program (project scope & requirements), schedule and project budget , each in terms of the other.
• Correlate observable conditions with the requirements of the Client’s program , schedule and budget .
• Review laws applicable to the design and construction of the Project; correlate the laws with the Client’s program requirements and advise appropriately.
• Review with the Client any alternative approaches to design & construction of the Project.
• Submit a Proposal that will include: • Completed “Preliminary Design” documents • preliminary design drawings • outline specifications • other documents sufficient to describe the size, quality and character of the entire Project, its architectural, structural, mechanical and electrical systems. • any deviations from the Owner’s program • Statement of the proposed contract sum • Proposed schedule for completion of the Project
Upon acceptance of the Proposal and any modifications, the 2nd agreement will be executed….
Part 2 - Final Design & Construction
• Complete detailed Working Drawings and Specifications
• Necessary Approvals – regulatory agencies & authorities with jurisdiction over the project
• Coordination of Owner Supplied Items
• Site Representation & Supervision
• Operations & Maintenance Data / Start-Up Assistance
• Warranties
